Do I really need a real estate attorney in NY or NJ?
In New York, yes. Real estate contracts are drafted and negotiated by attorneys — your broker can't sign you up directly. In New Jersey, a broker can prepare the contract, but you have a three-day attorney review period to make changes. We strongly recommend using that window. In both states, the attorney handles the closing, title coordination, and protects you from contract pitfalls that brokers aren't trained to catch.
How much does it cost to use MG Law Group?
Our fees vary by transaction type and complexity. For most residential closings, we charge a flat fee for buyer or seller representation — quoted upfront after a free consultation, with no surprise hourly billing. Commercial transactions are quoted by deal. Lender counsel rates follow each lender's approved schedule.
What happens to my retainer if the deal falls through?
Your retainer stays with you, not us. If a transaction doesn't close for any reason — financing falls through, inspection issues, the other side backs out, or you change your mind — your retainer deposit automatically rolls over to your next deal with our firm, as long as you bring us a new matter within three months. No re-billing, no awkward refund conversations. We only collect our full fee when you actually close.
Can you handle Mandarin or Cantonese-speaking clients?
Yes — bilingual practice is core to what we do. Maggie personally communicates with clients in Mandarin, Cantonese, or English. Our paralegals draft bilingual contract summaries, and all major documents come with a Chinese-language explainer. Your parents, family, or partners who don't read English well can still understand what's happening at every step.
How long does a typical closing take?
All-cash residential: 30–45 days from contract signing. Financed residential: 60–75 days. Commercial: 90–120 days, depending on due diligence and entity work. We push every deal to close on schedule but never sacrifice your protections to hit an artificial deadline.
Do you represent both buyers and sellers?
Yes — we represent both sides regularly, though never the buyer and seller in the same transaction. Our split is roughly 60% buyer-side, 40% seller-side across the firm.
What lenders are you approved counsel for?
We're on the approved counsel list for most major institutional banks (Exponential, Wells Fargo, Citi) and community lenders specializing in the Asian-American market (East West Bank, Cathay Bank, Preferred Bank, and more). If your lender isn't listed, we can usually get added — ask us before booking.
Do you handle out-of-state buyers?
Frequently. Many of our clients are buyers from California, the Midwest, or overseas (Hong Kong, mainland China, Taiwan). We handle remote closings via Zoom, coordinate with mobile notaries when needed, and walk through every document live before signing.
